Contracts Manager - Madinah

Overview

AtkinsRéalis is seeking a highly experienced Contracts Manager to support the delivery of major high-rise, mixed-use, hospitality, residential, commercial, and large-scale building developments in Madinah, Kingdom of Saudi Arabia. This consultant-side role is responsible for managing contract administration, commercial management, cost control, change management, claims resolution, and commercial risk mitigation across assigned projects.

The successful candidate will work closely with clients, contractors, consultants, and project teams to ensure contractual compliance, effective commercial governance, cost predictability, and successful project delivery. The role requires extensive experience in managing complex building contracts from pre-contract through construction and final account settlement.

Your role

Contract Administration

  • Administer and manage construction contracts throughout the project lifecycle, ensuring compliance with contractual obligations.
  • Interpret and apply contract conditions, particularly FIDIC-based contracts and bespoke project agreements.
  • Review contractor submissions, payment applications, contractual notices, claims, and commercial correspondence.
  • Ensure compliance with contract terms, project procedures, and commercial governance requirements.
  • Provide contractual advice to project management and technical teams regarding rights, obligations, and risk exposure.
  • Maintain accurate commercial records and contractual documentation.

Change Management & Claims

  • Lead the assessment, evaluation, negotiation, and settlement of variation orders, change requests, and contractor claims.
  • Review entitlement, quantum, and supporting documentation for variations and contractual adjustments.
  • Support the assessment of Extension of Time (EOT) claims in coordination with Planning and Project Controls teams.
  • Manage claims avoidance and dispute resolution strategies throughout project execution.
  • Maintain comprehensive change registers and commercial logs.
  • Ensure timely resolution of contractual and commercial issues.

Cost Management & Commercial Control

  • Monitor project budgets, commitments, expenditures, and forecasted project costs.
  • Prepare and review monthly commercial reports, cost forecasts, cash flow projections, and management reports.
  • Evaluate financial implications of design changes, scope additions, and project modifications.
  • Identify opportunities for cost optimization and value engineering without compromising quality or project objectives.
  • Provide commercial input into project reviews and executive reporting.
  • Support final account negotiations and close-out activities.

Procurement & Supply Chain Management

  • Support procurement strategies for consultants, contractors, suppliers, and specialist subcontractors.
  • Review tender submissions, commercial evaluations, and contract recommendations.
  • Assist in contract negotiations and award processes.
  • Ensure procurement activities align with project delivery strategies and commercial objectives.
  • Monitor contractor and subcontractor commercial performance and contractual compliance.
  • Participate in value engineering and procurement optimization initiatives.

Commercial Risk Management

  • Identify, assess, and manage commercial risks related to project delivery, scope changes, delays, inflation, and contractual disputes.
  • Develop mitigation strategies to minimize financial and contractual exposure.
  • Monitor project financial health and provide early warning notices on emerging risks.
  • Support dispute avoidance and resolution processes.
  • Contribute to project risk registers and commercial reviews.

Stakeholder Management

  • Act as the primary commercial point of contact between the client, contractors, consultants, and project teams.
  • Participate in commercial meetings, contract review meetings, and progress workshops.
  • Coordinate closely with Project Directors, Resident Engineers, Cost Managers, Planning Teams, and Technical Specialists.
  • Provide commercial guidance to multidisciplinary project teams.
  • Develop and maintain effective working relationships with all stakeholders.

About you

  • Bachelor's Degree in Quantity Surveying, Commercial Management, Civil Engineering, Construction Management, or related discipline.
  • Master's Degree in Commercial Management, Construction Law, Project Management, or related field is preferred.
  • MRICS (Member of the Royal Institution of Chartered Surveyors) is highly preferred.
  • Professional certifications in Contract Management, Commercial Management, or Construction Law are advantageous.
  • Membership in recognized professional institutions is desirable.
  • 15 to 20 years of professional commercial and contract management experience.
  • Minimum 10 years of experience on major high-rise and building construction projects.
  • Proven experience in consultant, PMC, client, or major contractor organizations.
  • Experience throughout the full project lifecycle, including procurement, construction, claims management, and final account closure.
  • Previous experience in Saudi Arabia or GCC countries is highly desirable.
  • Experience managing contracts with values exceeding SAR 500 million is advantageous.
  • Strong understanding of Saudi construction market practices and regulations.
  • Experience in contract interpretation and dispute resolution.
  • Excellent negotiation and stakeholder management skills.
  • Strong financial and commercial acumen.
  • Ability to evaluate complex contractual and commercial matters.
  • Excellent analytical and problem-solving capabilities.
  • Strong report writing and presentation skills.
  • Ability to manage multiple stakeholders within a fast-paced project environment.
